Stacking & Indexing

The documents we receive are often not in order. During the stacking process, all documents are arranged as per the client's checklist to ensure proper organization.

Each single file contains several documents that must be placed in the exact order before submission to the lender. This order is essential as it allows the lender's underwriter to review the documents efficiently, facilitating the underwriting process for loans. The correct stacking order enables the underwriter to quickly locate necessary documents, making the loan decision process smoother and faster.

Stacking order is fundamental to the mortgage process/cycle, impacting Underwriting, HUD-1 Settlement Statement review, Closing, Post-Closing processes, and more.

  • Non-Conventional Loans

Importance of Stacking Order

The stacking order process is essential for ensuring that documents are organized and easily accessible. This order varies between lenders and is crucial for:

  • Streamlining the Underwriting process.
  • Facilitating HUD-1 Settlement Statement review.
  • Simplifying Closing and Post-Closing processes.

Indexing

Once the documents are stacked, they need to be indexed (re-named) to simplify the underwriter's job. Proper indexing ensures that documents can be quickly and accurately accessed, further streamlining the loan review process.
